What to do right now
- Burst or leaking pipe: shut off the main water valve. WaterOne says that in most single-family homes it’s in the basement or crawl space, on a wall facing the street.
- Main valve won’t close: WaterOne can shut off water at the meter pit or curb box near the street (913-895-1800). Olathe city water customers should call the City of Olathe.
- Water heater leaking: turn off the cold-water supply at the top of the heater and set gas to “pilot” or switch off the breaker.
- Sewage backup: stop using water in the house, and keep people and pets away from the affected area.
- Water near electrical: turn off power to that area at the panel if it’s safe to reach.
- Gas smell: leave the house first, then call your gas utility from outside.

What happens when you call
We ask a few questions to make sure the water is stopped and you’re safe, then give you an arrival window. On arrival we stabilize the problem first, explain the permanent fix and its price, and get your approval before doing it.
Permits don’t slow down a real emergency. For true emergencies, Overland Park’s code lets the repair happen first: the permit application is due within the next working business day.

Find your main shutoff before you need it
In many homes the main shutoff is near where the water line enters, often in the basement or utility area by the water heater, on the wall facing the street. Test it once a year. If it won’t turn or it leaks when you do, have it replaced before an emergency.
Keep the meter pit lid near the street accessible and closed, as WaterOne advises, so the utility can reach it quickly.

Should I shut off my water heater if I shut off the main?
If you’ll be without water for a while or the heater is leaking, yes: set a gas heater to “pilot” or turn off the breaker for an electric heater.
My main valve won’t shut. What now?
WaterOne customers can call 913-895-1800 to have water shut off at the meter pit or curb box. If the valve is broken, replacing it is a good first repair once things are stable.
Is a sewage backup my plumber’s job or the county’s?
A backup in one upper-floor drain is usually an internal clog for a plumber. If the main drain or several fixtures back up at once it may be a sewer backup; JCW takes those calls at 913-715-8600, and a plumber can tell you which side of the property line the problem is on.
Do emergency repairs need a permit?
If the repair replaces pipe or equipment, yes, but in Overland Park the application can be submitted within the next working business day, so the repair isn’t delayed.
