Signs of a hidden leak

  • A water bill that jumps without a change in use
  • The water meter moving when every fixture is off
  • Stains or soft spots on ceilings, walls or floors
  • Musty smells, or warm spots on a floor (possible hot-water line leak)
  • The sound of running water when nothing is on
  • A soggy or unusually green strip of lawn between the meter and the house

Check for a leak yourself first

  • Look at your usage: WaterOne’s online account shows daily water use and lets you set usage alerts (WaterOne). A floor of usage overnight, when nobody is using water, suggests a constant leak.
  • Do the toilet dye test: a few drops of food coloring in each tank; if color shows in the bowl without flushing, the flapper is leaking.
  • Turn everything off and watch the meter: WaterOne meters are usually in a pit near the street, and the lid needs a tool, so many homeowners skip to the toilet test and usage data. Irrigation companies and plumbers carry the tool.
  • Check the irrigation system: a valve that doesn’t close fully is a common, silent leak.

How leak detection works

We start with the meter test to confirm whether there’s a supply-side leak, then isolate sections of the system: the service line, the house, the hot side, the cold side, irrigation. Depending on the situation, tools can include acoustic listening, thermal imaging and moisture meters.

Drain leaks behave differently from supply leaks: they only show up when a fixture drains. We test those separately.

Who fixes which leak

WaterOne repairs leaks on water meters and public water mains. Leaks on the customer’s service line (between the service connection and the building), irrigation systems and indoor plumbing are the homeowner’s responsibility (WaterOne: Leaks). In Olathe, the city’s side of a water service line runs from the main to and including the meter; the line from the meter to the house is the owner’s (City of Olathe). Repair

Once we find it, we repair the failed section with the right material for your system, whether that’s PEX, copper or a fitting. If leaks keep appearing in different places, the pipe itself may be failing, and repiping may be worth discussing.

Under Overland Park’s code, stopping a leak doesn’t need a permit, but replacing a defective concealed pipe with new material is treated as new work that does (Ordinance BC-3499).

If water is actively coming through a ceiling or wall, shut off the main water valve and turn off power to any wet electrical circuits. Then call. See emergency plumbing.

How can I check for a leak myself?

Do the toilet dye test, look at your daily usage in your WaterOne account, then turn off every fixture and appliance that uses water and see whether usage or the meter keeps moving.

Will you have to cut open my walls?

Sometimes a small access opening is needed to make the repair, but locating the leak first keeps openings as small and few as possible.

Who is responsible for a leak between the meter and my house?

You are. WaterOne repairs the meter and the public main; the customer’s service line, irrigation and indoor plumbing are the owner’s. Olathe draws the line the same way at the meter.

Does homeowners insurance cover leaks?

It depends on your policy and the cause. Many policies don’t cover water line repairs. We can document what we found to help with a claim, but your insurer decides coverage.

Can I get a bill adjustment for a leak?

Ask your water provider; policies vary. Keep the repair invoice, because that’s usually the first thing they ask for.
