Hours, scheduling and service area

What are your hours?

Seven days a week, 7 AM to 8 PM.

Can I book online?

Yes. Use the booking form and we’ll confirm a time. For anything urgent, call (913) 379-3324.

Which areas do you serve?

Overland Park (we’re based in south OP), Olathe, Lenexa and the Stilwell area. See service areas.

What happens when I call?

We’ll ask what’s going on, help you stop the water if needed, and give you an arrival window during our open hours.

Permits

Do you pull permits?

Yes, where the job requires one, such as most water heater replacements, repipes and sewer repairs. Overland Park, Olathe and Lenexa issue their own permits; unincorporated areas like Stilwell go through Johnson County Building Codes.

What license does Overland Park require for permitted plumbing work?

A current Johnson County contractor’s license, unless you’re the homeowner doing the work yourself on the single-family home you live in. Check any contractor on the county’s licensed contractor search.

Water heaters

How long do water heaters last?

Many tank heaters last roughly 8–12 years. See water heater repair for warning signs.

Should I repair or replace my water heater?

Part failures are usually repairable; a leaking tank body is not. Age and repair cost decide the rest. See replacement.

How often should I flush my water heater?

Many manufacturers suggest at least once a year in hard-water areas, and local water tests hard. See water heater maintenance.

Is tankless worth it?

It can be, if your gas line, venting and hot-water use fit. Our tankless page covers the trade-offs.

Drains, sewers and leaks

What should I do if my basement floor drain backs up?

Stop using water in the house and call. Several fixtures backing up at once usually means a main-line problem. See drain cleaning.

Do I need a sewer camera inspection?

If clogs keep returning, before a sewer repair, or before buying a home. See sewer camera inspection.

How do I check for a hidden leak?

Do a toilet dye test, check daily usage in your WaterOne online account, then turn off all water use and see whether usage keeps climbing. See leak detection.

What do I do if a pipe bursts?

Shut off the main water valve, turn off power near any water, and call (913) 379-3324. See emergency plumbing.

Who owns the sewer line from my house?

In Overland Park, Lenexa and Olathe, the homeowner owns and maintains the lateral, including its connection to the public main. See who owns the sewer line.

Can my sump pump drain into the sewer?

Not the sanitary sewer: JCW prohibits it. In Overland Park, discharge at least 5 feet from property lines. See sump pumps.

Who owns the water line from the meter to my house?

You do. WaterOne and the City of Olathe maintain the main and meter. See water line repair.

How do I keep pipes from freezing?

Disconnect hoses, drain outdoor faucets and sprinklers, insulate exposed pipes and keep the heat above 65°F when away. See winterizing checklist and frozen pipes.

How often should I test my sump pump?

Every few months and before storm season: pour a bucket of water in the pit and make sure it pumps out. See sump pumps.
