Signs your sump pump needs attention

  • It runs constantly, or cycles on and off rapidly

Repair, replacement and backup

Common fixes include float switches, check valves and discharge-line problems. If the motor is failing, replacement is usually the better value. We size the pump to the pit and the inflow and confirm the discharge carries water away from the foundation.

A battery backup pump takes over if the primary fails or the power goes out, which is exactly when heavy storms tend to hit. Many owners of finished basements consider one essential. Water-powered backups exist too, but they use city water pressure to run and have their own installation requirements.

Where the water is allowed to go

Overland Park’s municipal code (7.54.250) says intermittent discharges such as sump pumps can’t be discharged closer than 5 feet to any adjoining property line, including the front right-of-way. If a discharge creates a hazard on a street or sidewalk, such as ice, the city can require it to be fixed. The city’s sump pump discharge policy lists relocating the discharge to the back yard, or connecting to the public storm sewer with a Public Works right-of-way permit and inspection, as options (Operating Procedure 316).

What you can’t do is send it to the sanitary sewer. Johnson County Wastewater says connecting a sump pump (or any other groundwater source) to the sanitary sewer is against code under Resolution WD 92-22, because the extra water can back up your basement or a neighbor’s (JCW). JCW’s free, voluntary JoCo Inflow program helps find connections like that.

Sump pump or sewer backup?

Water in the basement after a storm can come from two very different places. Clear groundwater rising in or around the sump pit is a sump problem. Sewage coming up through a floor drain is a sewer backup. If a sewer backup was caused by public sewer capacity during an intense rain, JCW’s Backup Prevention Program may fund a backup prevention device or plumbing changes for eligible homes. Test your pump

Every few months, and before storm season, slowly pour a bucket of water into the pit. The float should rise, the pump should start, and the pit should drain quickly. If not, call before the next storm.

While you’re there: make sure the discharge line outside isn’t crushed, frozen or buried, and that the pump is plugged directly into a working outlet rather than an extension cord.

Many homes in south Overland Park and the Blue Valley area have finished basements, which raises the stakes when a pump fails.

In winter, a discharge that runs constantly toward the street can ice the sidewalk; Overland Park’s policy suggests relocating discharges between November 1 and April 1 when that happens.

How long do sump pumps last?

Many last somewhere around 7–10 years, depending on how often they run and the quality of the pump. A pump that runs frequently wears faster.

Do I need a battery backup sump pump?

If your basement is finished or stores anything you can’t lose, a backup is cheap insurance against both pump failure and power outages.

What does a check valve do on a sump pump?

It stops water in the discharge pipe from flowing back into the pit when the pump shuts off, which prevents short-cycling and extra wear.

Where can my sump pump discharge in Overland Park?

At least 5 feet from any property line, and not in a way that creates a hazard on streets or sidewalks. Connecting to the public storm sewer requires a right-of-way permit from Public Works.

Can I connect my sump pump to the sewer?

Not to the sanitary sewer. JCW prohibits it under Resolution WD 92-22 because groundwater overloads the system and can cause basement backups.
