Low pressure: what it can mean
If it’s one fixture, it’s usually a clogged aerator, cartridge or a partly closed shutoff. If it’s the whole house, it may be the main valve, a failing pressure-reducing valve, or corroded supply pipe in an older home. A pressure gauge on a hose bibb tells us a lot in a few seconds.
High pressure: the quiet problem
Pressure that’s too high wears out faucet cartridges, toilet fill valves, appliance hoses and water heater relief valves. The 2024 International Plumbing Code, adopted by Overland Park (Ordinance BC-3499), requires a pressure-reducing valve when static pressure exceeds 80 psi. A PRV doesn’t last forever; when it fails, pressure can creep up. A homeowner gauge on an outdoor faucet is an inexpensive way to check.
A home with a PRV is a closed system, which is why it also needs thermal expansion control, usually an expansion tank at the water heater.

Banging pipes
Water hammer happens when a valve closes quickly and the moving water slams to a stop. Fast-closing valves on washers and dishwashers are frequent causes. Fixes include water hammer arrestors, securing loose pipes and correcting high pressure.
Small repairs that prevent big ones
- Replace rubber washing machine hoses with braided hoses and turn the valves off when you travel
- Exercise the main shutoff once a year so it works when you need it

How do I check my water pressure?
